Project Overview
ECOH was engaged by a confidential client to support the redevelopment of a brownfield site in Hamilton, Ontario, into a residential subdivision. Our comprehensive services included Phase One and Two Environmental Site Assessments to identify potential contamination, a Pre-Demolition Designated Substances (DSS) and Hazardous Materials Survey to ensure safe building dismantling, targeted Soil Remediation to address identified contaminants, and ultimately, the preparation and submission of a Record of Site Condition (RSC) to the Ministry of Environment, Conservation and Parks. Through diligent assessment, proactive remediation, and collaborative engagement with the MECP, we successfully supported the client in achieving RSC approval and paving the way for a thriving residential community.
Environmental Concerns
- 16 areas of potential environmental concern (APECs) were identified at the site during the Phase One ESA.
- Soil impacts, including metals, salt constituents, polycyclic aromatic hydrocarbons (PAHs), and petroleum hydrocarbons (PHCs), were assessed and delineated.
- Remediation was conducted via ex-situ soil removal, with a total of 11 excavations at the site.
Remediation & RSC Submission
- A Phase Two ESA Conceptual Site Model (CSM) was prepared in full accordance with Ontario Regulation 153/04.
- The initial RSC was submitted to MECP in August, followed by comments from MECP between October & March.
- Supplemental investigations were conducted, responses provided to MECP, and the revised RSC resubmitted.
- MECP acknowledged the RSC in July.
